Upper Stonecrest HOA information
A LMD provides the maintenance of the slopes and
landscaping in Lower Stonecrest. Residents of Lower Stonecrest pay
an annual fee for this maintenance. This fee is collected on your
tax bill.
- The current
annual fee cap is $700. The LMD can raise the fee any time to
the maximum $700 but cannot go above it.
- As with all
LMDs, the costs of providing the maintenance increases as the
cost of fuel, labor, materials, etc. increases with inflation.
If the fee cap cannot be raised to keep up with the rising costs
of maintenance, levels of service must decrease.
To keep up with rising inflation, last year residents of Lower
Stonecrest voted to allow the City to increase the $700 cap consistent
with inflation. Inflation has averaged about 3% per year.
- The following
table shows a compounded 3% annual increase to the $700 over a
ten year period:

In 10 years the LMD fee
cap would increase $240, an average increase of $24 per year. When
all of the increases are added over that 10 year period, the total
is $1,265, an average of about $127 per year. Remember, in that
same 10 years, you will have saved over $2,000 from not having to
pay the utility users tax!
